By using the services of Maryland Rent Notices, LLC (T/A RentCourtAgent℠) (“the Company”), you (“the Buyer” or “Client”) agree to the following Terms of Service:
1. Not a Law Firm
You acknowledge that RentCourtAgent℠ is not a law firm and acts solely as a landlord’s agent in limited-scope court proceedings. If you have legal questions, comments, or concerns, you must consult a licensed attorney.
2. Required Reading
If you are filing cases, you confirm that you have read and understood the Rent Court 101 page prior to submitting any case or order.
3. Representation Scope
Fees paid for a Failure to Pay Rent (FTP) notice cover only the first scheduled court appearance, unless otherwise stated in writing. Any additional appearance, if available, will require a separate fee determined at the time of service.
4. Baltimore County Filing Schedule
FTP filings in Baltimore County are submitted on the 3rd and 4th Tuesday of each month. Filings received after those deadlines will be held until the next available filing date, typically the 3rd Tuesday of the following month.
5. Right to Amend Filings
You grant RentCourtAgent℠ full authority to amend filings as necessary to ensure compliance with applicable local, county, state, and federal law.
6. Accuracy of Information
You are solely responsible for the accuracy and completeness of all information submitted through our website or any third-party service providers. This includes, but is not limited to, tenant names, addresses, amounts due, and case details.
RentCourtAgent℠ is not responsible for correcting or verifying errors in filings.
7. Refund and Processing Policy
7.1 All Sales Final: All payments are final. RentCourtAgent℠ does not provide refunds except as explicitly described below.
7.2 Property Licensing Noncompliance: If a refund is issued due to a property being unlicensed or otherwise noncompliant with applicable laws or regulations, the Client shall bear all associated credit-card transaction fees, payment-processing fees, and administrative costs incurred by RentCourtAgent℠ in connection with that refund. These amounts will be deducted from the total refund prior to issuance.
7.3 Refund Discretion: Any refund is granted solely at the discretion of RentCourtAgent℠. Refund eligibility does not imply any admission of fault or liability by the Company.
8. No Warranty
RentCourtAgent℠ provides all services “as is” and makes no warranties or guarantees of any kind, express or implied, including but not limited to outcome, timeliness, or legal sufficiency of filings.
9. Age & Payment Authorization
You affirm that you are 18 years or older and the authorized owner or user of the payment method used (credit card, PayPal, Venmo, Cash App, or Zelle). Unauthorized use may result in civil and/or criminal prosecution.

11. Servicemembers Civil Relief Act (SCRA) Compliance
You affirm under penalty of perjury that within the last 30 days, you checked tenant(s)’ military status at https://scra.dmdc.osd.mil/scra/#/home and confirmed that no tenant listed in your filing is currently on active military duty.
12. Property Licensing
You affirm under penalty of perjury that the property subject to any filing is properly licensed in accordance with all applicable local, state, and federal laws.
13. Document Submission Policy
RentCourtAgent℠ does not accept or use photographs of documents as court evidence. This includes, but is not limited to, leases, ledgers, rental licenses, lead certificates, and emails. Only proper PDF or original document formats are accepted.
14. Amendments
RentCourtAgent℠ reserves the right to amend, revise, or update these Terms of Service at any time without prior notice. The most recent version will always be posted at rentcourtagent.com and is binding upon publication.
