After you submit your request on our website, we prepare your 10 day notice to be mailed out to your tenant. Generally 10 day notices go out every Wednesday, so we ask that you please try to submit your request before 12pm on Tuesday
After your 10 Day Notice "expires" we file your failure to pay rent case with the district court. Please go to our Filing Schedule to know when to expect us to file your case.
The fee your pay includes court costs, and first representation at court. In most cases you won't need to attend court unless there is an expected issue. We will try to call you while in court if there is an issue, and we try our best to get the best result for you possible.
You must wait 7 business days before requesting a warrant of restitution. You can request your warrant under the File Now! tab. In most counties you must contact your local sheriff's office to proceed with the eviction. Usually 1 week to 10 days later you can schedule your eviction.
*In Baltimore County you must contact the Constable's Office at the district court for that area.*
**In Baltimore City, after a about 10 business days, you should be able to request your eviction on the Sheriff's website.**
Starting October 1, 2025 the entire State of Maryland will require eviction letters to mailed and posted to the tenants door.

After filing scheduling your eviction with the sheriff, a landlord is required to provide notice of the eviction date to tenant(s) via mail and posting on the door. With this service we will properly do your mailing and posting on the tenant(s) door. We will also provide you with a copy of the notice, all necessary receipts, and a digital picture of the posting.
Please make sure to ask the Sheriff or Constable what additional services may be required the day of the eviction. Arrive to your eviction EARLY and make sure the Sheriff or Constable can see you!
Generally, any responsbile adult should be able to attend the eviction for the landlord. Make sure they are prepared to replace the locks and perform any other services required in that jurisdiction.
